How many townhouses could you fit?
Not being an architect, I can make no guaranty of accuracy, but the way I read the zoning bylaw, one could likely fit around 20 townhouses on the site of the proposed Tannery Court.
This estimation is based on the required side yards (1.5 m), front yards (1.5 m), minimum width for townhouses (5.5 m) and minium area of 80 square metres of a 3 bedroom unit in an RM-IF zone. I estimated units around that are 5.5m X 7.3 m with two-floors, for a total of 864 square feet per unit.
Without information about demand for and rent levels for this type of townhouse, or construction cost information, I am unable to say if this would be a good use of the land for an investor. Still, this sort of development would likely be viewed with more favour by neighbours.
My guess is that with units this small, the economics might be tight, but that's a guess.
